Terms and Conditions
Rosewood Guesthouse is a small family run property with no passing trade, so clear terms matter to us and to our guests. By booking a stay or a tour with us you agree to the terms set out below.

Bookings and payment
We keep the process simple and secure.
A booking is confirmed once a valid credit card is provided or payment is made in full by bank transfer.
A holding deposit equal to one night's tariff is processed approximately one month before arrival.
The balance is processed seven days before arrival.
We accept direct credit, EFTPOS, Visa, Mastercard and American Express.

Meals
Accommodation at Rosewood Guesthouse is room only. Breakfast is not included in any booking or room rate. Guests are welcome to make their own dining arrangements during their stay.

Changes and cancellations for accommodation
Because we are a small property with long booking lead times, a late cancellation usually means an empty room we cannot refill.
Bookings can be changed or cancelled without charge up to 14 days before arrival.
Cancellations with less than 14 days' notice forfeit the first night's deposit.
Cancellations with less than 7 days' notice forfeit the full booking amount.
Early departure for any reason is not refunded.
These terms apply to all bookings, including bookings made through third party platforms.

Rosie tour cancellations
The same principle applies to tours in Rosie, our Rolls Royce.
Cancellations with 14 days' notice or more are free of charge.
Cancellations with between 7 and 14 days' notice forfeit 50 per cent of the tour price.
Cancellations with 7 days' notice or less forfeit the full tour price.

Travel insurance
Plans change, and we would rather you were protected.
We strongly recommend travel insurance to cover unexpected changes to your travel plans, as cancellations do incur charges.

Arrival and departure
Self check-in gives you privacy and independence from the moment you arrive.
Check-in is from 3pm through your own dedicated guest entrance. Your access details are sent ahead of your stay.
Check-out is by 10am.

House guidelines
A few simple guidelines keep Rosewood quiet and comfortable for everyone.
Each room accommodates a maximum of two registered guests using the existing bedding.
Rosewood is not set up for guests under 12.
Smoking is permitted in the garden only. The house is strictly non smoking.
Guests are responsible for the full cost of repairing any damage to the property and replacing any items broken or missing.
Anyone whose behaviour disturbs the peace of the house or its grounds will be asked to leave without refund.
